How Do I Look Up the Zone of My Property and the Setbacks for the Zone?

The first step to determine the setbacks for your property is to look up the zone where your property is located. You can use the Town's online GIS system to look up your property address, then select General Zoning or Shoreland Zoning from the Layers List in the top ribbon. You should check both the General Zoning and Shoreland Zoning layers in the online GIS to ensure that you are aware of all zones on the property, as different zones require different setbacks. 

General Zoning in the Town of Eliot: 

  • Commercial/Industrial District (C/I)
  • Rural District (R)
  • Suburban District (S)
  • Village District (V)
  • Mobile Home Park District (MHP)

Shoreland Zoning in the Town of Eliot: 

  • Resource Protection 
  • Stream Protection 
  • Limited Commercial 
  • Limited Residential 
  • General Development

Protected Resources in the Shoreland Zones:

  • Inland Wading and Waterfowl Habitat 
  • Freshwater Wetlands Greater Than 10 Acres 
  • Tidal Area
  • Great Pond 

Overlay Zone(s): 

  • Critical Rural Overlay Zone 

After you have determined the zone(s) of your property, you can refer to the Dimensional Standards Table in Section 45-405 of the Town's ordinances, which lists the setback requirements for each of the General Zoning Districts. 

If your property is located in any of the Shoreland Zones, please refer to the ordinance requirements found in Section 44. Generally, a 75' or 100' setback is required from the water resource, dependent upon the zone and classification of the resource.
